Landlords can usually only get to know potential tenants briefly and superficially. The interested parties appear well-groomed, serious and down-to-earth and demonstrate their ability to pay through employment contracts.
It is difficult or even impossible for landlords to verify this information.
Rental nomads also take advantage of this fact.
Rental nomads have no intention of paying rent in the first place. They often disappear overnight without paying the rent arrears. Sometimes you can only get rid of them through an eviction notice.
Landlords quickly fall into a trap and the result is loss of rent, costs for termination, eviction proceedings and forced eviction. Afterwards, it is not uncommon for the entire apartment to have to be cleared out and renovated.
How do I find the right tenant for my property?
It is a wishful thinking for every landlord: a future tenant should not only have financial security but also fit into the environment of the property being rented out.
After all, you are leaving your assets to other people.
To do this, getting to know each other personally is essential. Just a conversation with a friendly voice on the phone is not enough.
Through a tenant self-disclosure you can request personal information from prospective tenants. This shows you your personal living circumstances and income situation.
Tenants are not obliged to provide this self-disclosure; it is not required by law. However, as a landlord, you are free to exclude people from your circle of interests if they do not want to submit this tenant self-disclosure.
But as the saying goes: paper is patient.
What if you have chosen a new tenant and all the information you have received from them is a lie?
Then, from a legal perspective, you have the advantage of having everything recorded in writing, which will be of benefit to you in court.
But in the first step you only have trouble: loss of rent and costs and a long time of legal prosecution passes
To ensure that this does not happen, we recommend that you have your potential tenant professionally checked. A background check on your person will give you clarity as to whether the information given to you is truthful or a lie and whether your future tenant is solvent.
We would be happy to help you gain clarity. If you have any doubts about potential tenants, please contact us and get free, non-binding advice by email or telephone!
Prevent rental fraud as a tenant
Real estate is offered worldwide on many websites and you can receive current offers with a great property description and wonderful photos with just a few clicks.
Unfortunately, it is becoming increasingly common that these advertisements do not always have a legitimate background. The supposed landlords ask for advance payment and try to get your personal data using fake emails. On foreign websites, the perpetrators advertise real estate as a “bargain in paradise” and take advantage of the lack of knowledge about the settlement modalities in the respective country.
FAKE broker / FAKE landlord
One stitch:
The fraudsters rent a holiday apartment. To do this, you create an appealing description of an advertisement and upload associated photos to advertise “your” apartment on various Internet portals.
After viewing the apartment, interested parties will then receive an email informing them that they are the “chosen one” and can rent the apartment.
However, it is required that the rental deposit be paid in advance.
If you get involved in this, the money is lost.
Another stitch:
The fake landlords contact potential interested parties with a familiar email saying that they are abroad or are ill and therefore cannot appear in person for the viewing appointment.
They explain to interested parties that they can view the apartment on their own and that the apartment key will be sent by post. It is necessary to pay a deposit in advance. If you don’t like the apartment, interested parties can return the keys and the deposit will be refunded.
With this scam, too, the money is lost forever.
